Discernment Beyond the Spreadsheet [Real Estate Dev #153]

Devotional
Developers depend on numbers.
Land basis. Construction costs. Rent assumptions. Cap rates. Debt coverage. Returns. Sensitivities.
Good analysis is essential stewardship. But numbers can tell you only what the assumptions allow them to tell you.
They cannot measure everything.
A spreadsheet cannot fully evaluate someone's character. It cannot predict every political change, economic disruption, construction problem, or relationship conflict. Most importantly, it cannot tell you whether God wants you to pursue the project.
This is where discernment becomes essential.
Trusting God does not mean ignoring analysis. It means refusing to make analysis your god.
There may be occasions when every number looks right but something remains unsettled in your spirit. There may also be situations that initially appear difficult yet God continues opening doors and providing unusual clarity.
Neither feeling nor financial analysis should stand alone. Both should be submitted to Scripture, prayer, wise counsel, and patient discernment.
Professional expertise tells you what may be possible.
Wisdom helps you determine what is prudent.
Discernment asks what is faithful.
The mature Christian developer learns to use all three.
Do your homework thoroughly. Build the model carefully. Challenge the assumptions honestly.
Then bring the entire spreadsheet before God and remember that your confidence ultimately rests in Him.

• Do I trust financial analysis more easily than I trust God?
• Have I ever ignored legitimate concerns because the economics looked attractive?
• What decision currently requires discernment beyond numbers?
Action Step
Take one current financial model or project analysis and prayerfully review the assumptions, asking God to reveal anything you may be overlooking.
Prayer
Father, thank You for the ability to analyze opportunities carefully. Keep me from trusting numbers more than I trust You. Give me discernment to see beyond what a spreadsheet can reveal and wisdom to make faithful decisions. Amen.
